2. Comprehensive property search brief - Clients will always have unique and specific requirements and together we can create a focused search brief. Due consideration is given to individual lifestyles and living requirements and advice provided on the most suitable areas, architectural styles and internal configuration.
3. Area familiarization tour - If you are not already familiar with an area then a tour of preferred and/or suggested areas can be arranged before the property search commences. This usually entails a driven tour through selected areas providing an overview of property styles and values, local amenities and the pros and cons of each area. Although part of my property search service, this is also available without commitment to non-clients.
4. Proactive property search - I continuously search and source property which is being openly, as well as quietly, marketed through other brokers, developers and private owners. It is this exhaustive approach to searching that enables me to gain access to the finest property available and the right home for you and your family.
5. Convenient tours - I can arrange all viewings at your convenience. Then collect you/meet you and accompany you on all tours and open houses advising on the negatives as well as the positives of each property.
6. Negotiation - All negotiations are handled on your behalf by myself. With today’s market ever changing market trends, it is absolutely essential to establish a considered opinion of value before starting negotiations in order to give you confidence in the price you ultimately pay. Once you have selected a property, I will provide relative market statistics, comparable sales figures and evidence, discuss tactics and handle the negotiation on your behalf, using my knowledge, negotiating skills and experience to really save you money. As soon as you have a property under offer, I will take care of organizing a comprehensive Property Report including the surrounding area, local area info and Land title data.
8. Oversee conveyancing - Once a deal is agreed, I, along with our team of experts at Sotheby`s International Realty Canada will proactively manage all parties and oversee the entire process on your behalf. Our aim is to ensure that the deal proceeds to completion as swiftly as possible.
N.B. In Canada, normally a seller is represented by his or her listing Realtor, who`s sole responsibility is to get the best deal for their client. Subsequently there has always been plenty of help available for people selling property.
